Can you hold a place before I apply?
We wish we could hold a home for everyone, but properties are rented on a first-come, first-served basis once a completed application and required fees are received. Do I pay the first month's rent and last month's rent with my security deposit?
Move-in costs vary by property. In most cases, you will be required to pay the first month's rent and a security deposit prior to receiving your keys. Our team will walk you through exactly what to expect before you commit to anything. -
How old do you have to be to apply?
All applicants must be of legal age to enter into a lease agreement, which is typically 18 years or older. We hold every application to the same standard because fairness and consistency are part of how we do business. -
Is the deposit refundable?
Yes, security deposits are generally refundable. As long as the home is returned in good condition beyond normal wear and tear and all lease terms have been fulfilled, your deposit will be returned within the timeframe required by California law. Deductions may apply for unpaid rent, damages, or cleaning fees. We believe in full transparency around this process from day one. -
Who needs a cosigner?
A cosigner may be required when an applicant does not fully meet the income, credit, or rental history qualifications on their own. Cosigners must satisfy the same financial standards and will be asked to sign a guarantor agreement. You have a property I want to rent. How do I apply?
Applications can be submitted online through our tenant portal or in person with our team. You will need a completed application, the application fee, proof of income, and valid identification. How do I pay rent?
Rent can be paid online through your tenant portal, by automatic bank transfer, or by check or money order depending on the property. We make it as straightforward as possible so paying on time is never a hassle. -
I want to get a pet. What should I do?
Before bringing a pet home, review your lease agreement and contact our office first. Some properties welcome pets with a monthly pet rent, while others have specific restrictions. We will always be upfront with you about what is and is not permitted so there are no surprises. -
I want to move out, but my roommate wants to stay. What should I do?
All occupants listed on a lease share responsibility for the full lease term, so a roommate transition requires careful handling. If one person plans to stay, they may need to qualify independently or identify a replacement occupant who meets our rental criteria and receives management approval. My lease expiration is coming, and I want to move out. What should I do?
Most leases require written notice before vacating, and the required notice period is outlined in your lease agreement. Submit your intent to vacate in writing before the deadline to avoid additional charges.
