Am I required to make my property available to Section 8?
Generally, yes. California law prohibits most landlords from rejecting an applicant simply because they use a Section 8 Housing Choice Voucher or other qualifying rental assistance. You cannot advertise “No Section 8” or refuse to complete required program paperwork or allow inspections. Accepting vouchers does not mean you must approve every applicant. You may still apply lawful, nondiscriminatory screening criteria. However, income requirements must be based on the portion of rent the tenant pays, rather than the full rent. If you check credit history, you must give applicants with rental subsidies a reasonable opportunity to provide alternative, lawful, verifiable evidence that they can pay their share, and consider that evidence instead of their credit history when provided. -

Can you put the money directly into my account?
Yes. Owner disbursements are made via direct deposit, transferring your rental income directly into your designated account on a consistent, reliable schedule. No chasing checks, no uncertainty about timing. -
Do I get to see the lease or sign it?
Owners are welcome to review the lease agreement. As your property manager, we handle the lease execution on your behalf, which is part of what makes professional management efficient and legally sound. If you have questions about specific lease terms or want to discuss preferences before we move forward, we are always available for that conversation. -
Do you sell real estate too?
Our focus is on Property Management. We are licensed to sell Real Estate but instead we choose to partner with those who do it day in and day out. This creates a strong working relationship with local realtors as they know, if a client is referred to Welcome Home Management Inc. for property management, once the client decides to sell, we will refer them right back to the agent who referred them. -
How and when do I get my checks?
Owner disbursements are processed on a regular monthly schedule via direct deposit, after rent has been collected and any applicable expenses have been accounted for and documented. You will receive a clear financial statement alongside every disbursement so you always know exactly where things stand. -
How is rent collection handled?
We offer multiple payment options to make it straightforward for tenants to pay on time, including online payment portals and traditional methods. Late payments are handled promptly and in accordance with the lease terms, so your cash flow is protected and the process stays professional from start to finish. -
How long of a lease do you sign?
Standard lease terms are typically 12 months, which aligns with the greater East Bay Area market norms and provides stability for both owners and tenants. Shorter or alternative term arrangements may be available depending on your property and goals. We will discuss what makes the most sense for your specific situation before anything is signed. -
How much security deposit do you charge the tenant?
Security deposit amounts are set in accordance with California law and current market conditions. The specific amount depends on factors such as the monthly rent and the property type. We ensure every deposit is handled correctly from collection through disposition, fully in line with state requirements. -
How soon can you start managing my property?
We can move quickly once the management agreement is in place and your property is ready for leasing. Our team will walk you through the onboarding process step by step so there are no surprises and no unnecessary delays getting your property performing. -
What type of properties do you manage?
We manage single-family homes, multi-family residential units, condos, and select commercial properties throughout the Greater East Bay Area. What type of reports do I get and how often?
You receive detailed monthly financial statements covering rent collection, maintenance activity, and any expenses charged to your account. We believe in full transparency, so if you ever want additional reporting or have questions about a specific line item, we make it easy to get answers without having to chase anyone down. -
Who holds the tenant security deposit?
Security deposits are held in a dedicated trust account, separate from our operating funds, as required by California law. This is a legal and fiduciary obligation we take seriously. You will always have clear documentation of how deposits are collected, held, and disbursed throughout the tenancy.
